Architectural Control

Our HOA Management Company, Elite Community Management (ECM), our HOA Board of Directors, and our Architectural Control Committee (ACC) work together to oversee homeowner property maintenance and improvements.


We look to ensure that Summers Landing remains a beautiful community.  We are pleased that realtors tell us that Summers Landing HOA has a reputation for being “reasonable” when it comes to covenant enforcement.  That does not mean that the Board will not enforce the covenants; it means that we seek the voluntary cooperation of homeowners before resorting to the enforcement measures the covenants and the laws of Virginia grant HOAs.


Most of our homeowner do an excellent job of handling regular maintenance items such as regular grass cutting, keeping drainage ditches free of tall weeds, and power washing or painting the exterior of homes and mailboxes as needed.


Our residents are conscientious, and we expect to only provide courtesy notices to properties where neglect of these matters is extreme.


Looking forward, we intend to address issues that could have a larger effect on property values, including the following:

  • Structural Maintenance

  • Vehicle Parking & Storage

  • Maintenance of areas required for drainage & erosion control

  • Simple, “first impression” items like mailbox maintenance


We will continue to use the ACC process to support our residents in making improvements to their properties.
