Architectural Control
Our HOA Management Company, Elite Community Management (ECM), our HOA Board of Directors, and our Architectural Control Committee (ACC) work together to oversee homeowner property maintenance and improvements. We look to ensure that Summers Landing remains a beautiful community. Election Signs
Election season is here again. Residents are reminded that election campaign signs of ANY type are not permitted in Summers Landing. Please respect the covenants that we all agreed to when we bought our homes in Summers Landing. Political signs detract from the beauty of our community and are not likely to change the political views of other residents. Such signs are more likely to breed anger and hostility and add to the division already so apparent in our country.


Leaf Burning
Leaf burning is not prohibited, but it is discouraged to help residents suffering from asthma and other respiratory afflictions. Spotsylvania County has specific requirements for burning leaves. If those are not followed and a leaf fire spreads and damages property or causes injury, the person burning leaves can be exposed to a serious and costly legal liability that is best avoided.


Street Lights
You will be seeing work around the street lights that illuminate the streets in Summers Landing. Lamps will be converted from Sodium-Vapor (SV Lamps with an orange-yellow tint) to LED (with a brighter yellow light). LED Lights consume less energy, should be more reliable, and have a longer life. We will also trim any foliage that blocks light emitted from our lamps so that all street lights are fully illuminated during hours of darkness and turned off after dark. Additiona

2025 Assessment Reminder
Residents are reminded that the annual assessment of $220 was due on January 31, 2025. Late payments will incur a monthly late fee of $15. That late fee is necessary to defray the extra cost of sending additional payment due reminders. All legal costs incurred by the HOA in collecting delinquent accounts are added to the original assessment and monthly late fees owed by the homeowner.


New Roads & Speeding in SL
Are you all enjoying our beautiful new roads? Please be aware that the VDOT Contractor will be back at some point to enhance the road shoulder with the appropriate materials for that purpose and to paint the double yellow line on Cinnamon Teal Drive. One problem with our beautiful new roads is that it’s going to be more difficult to keep to the 25-mph speed limit, but we owe it to our children, runners, walkers, dog walkers, and ourselves to adhere to the speed limit so th
